Wellington is where we built our first home, in 1978, on a half-acre lot in the PINEWOOD EAST subdivision. After that “high-end home” sold for $109,000, we went on to build a number of other homes in Wellington’s earliest subdivisions.

The quality of our construction speaks for us
One prospective client told the sales people at a model home display, “Listen, I’m not interested in the tour of model homes. I want to see homes under construction.” At that time we had more homes going up than any other builder in that Jupiter neighborhood. As it turned out, the client only met with us—because whenever he visited, our jobs were clean and he could see the quality of construction behind the drywall. We have completed several projects for him now and he has even invested in some of our projects. (By the way, he is not a builder; he is a farmer.)

Ron used to collect exotic cars, and acquired an old Rolls Royce that he planned to fix up and sell. We built a home, and took a picture of it with the car in front, and ran an ad that read, “Old used car $324,000—comes with a new four-bedroom, three-bathroom home…” (The buyer of the home never saw the ad, so Ron subsequently fixed up the car and sold it.)

After the roads, water, and sewer were installed, we created some truly state-of-the-art model homes. We sold many homes based on those models, while at the same time we started new projects in other areas of the county. Steven and his family lived on The Island for 25 years.

Although we have had projects in Telluride, Jacksonville, Cape Canaveral, and North Carolina, our turf is Palm Beach County. We know it really well and have good relationships with vendors and subcontractors. When we started, there was a lot of vacant land, lots of opportunities, and people were flocking to the area. Now that it has filled in, people are moving to places that seem more remote—what people must have thought of Wellington when we started there.

At Shapiro|Pertnoy, we were “experience engineers” before the term was invented. We began each new project by thinking deeply about the potential buyer—someone who would be looking at five model homes in a day—and analyzed the fundamentals of their ideal experience. First, we tried to secure the end-lot so our model home would be the last one people walked through; we wanted them to remember it. Then we tried to make our homes look more appealing than the others by using “feel good” colors and landscape designs that were a cut above. We learned quickly that volume and spatial relationships were important—if competitors were building eight-foot ceilings, we went higher; we never built tiny bedrooms; and we were among the first in our communities to introduce the “great room” and “open plan” concepts. We also made sure our homes smelled good—we used potpourri or floral sprays, and even baked cookies, in the model homes. Overall, we learned to identify and eliminate the negatives. People would walk out of our homes saying, “You know, that felt good.” It seemed to work. Wherever we built, we earned more than our fair share of the market.
