The Late 1970s: Our Turning Points

My turning point was literally a turning point. When I was 22, I was working on a building project east of U.S. Highway 441, just off Lake Worth Road.

One day, the site superintendent offered to show me his farm in Loxahatchee. I asked, “What’s a Loxahatchee?” (It is an unincorporated community north of Wellington—see the map below.)

For the first time in 18 months on the job I turned west on Lake Worth Road, rather than east—and that turn completely changed my life.
That turn completely changed my life.
I had not been aware of Wellington or its surrounding areas. But as I drove through it on the way to Loxahatchee, I saw the potential. After a little persuasion, a developer in the area let me build my first home in Wellington (with Tommy Turchin, my business partner at the time). That is where it all started for us.

Steven Shapiro

I sold my interests in a film company in 1978. While figuring out what to do when I grew up, I started helping a friend scout sites for 7-11 Convenience Stores shopping centers. It brought me to Palm Beach County on multiple occasions, as there was a helluva lot more vacant land there than in Dade or Broward Counties.

When I was there, I would visit my cousin Ronnie, who had just started building in Wellington. Ronnie would sit in his construction trailer, feet up, with the door open, watching his single-family home being built under the direction of a superintendent. Ronnie built that home in 90 days, and sold it in about two weeks. He made a healthy profit, without having had to invest very much. I thought, “Now, here’s a business!” So, I suggested, “Let’s do the next one together.”

I thought, "Now here's a business!"

In 1978 we joined forces to create The Shapiro|Pertnoy Companies. Our vision then was (and still is) to provide an unrivaled customer experience and strive to build a product that is better than the rest.
